Vacant Home Staging
Let's face it...vacant homes just don't show well. The space can feel cold and uninviting, and buyers can't figure out how their furniture will fit into the rooms. Potential buyers need to walk into your space and envision themselves living there. Worse yet, without anything else to look at, they end up noticing every paint scratch, wall ding and cobweb in your home. As a result, vacant homes often sit on the market waiting for a buyer with real vision. Home staging will help you avoid expensive price reductions and sell your home quickly and for top dollar. When staging a vacant property, we bring in tasteful furniture, art, rugs, indoor plants and accessories that will highlight the home's best features and draw attention away from potential problem areas.
RATES
Staging agreements follow a leasing schedule that is typically 2-3 months. Staging only "Focus" rooms like a small living room, dining room, bedroom and kitchen typically range between $4,000-$6,000 for a 2-3 month lease. For homes that are high-end, have more rooms/areas to stage or are larger in square footage, prices typically range $6,000-$10,000+ for a 2-3 month lease. All prices include consultation, design, furniture/accessory rental package, delivery, setup and removal.
Occupied Home Staging
If you are living in the home you are trying to sell, we can help by updating and freshening your home with accessories, bedding, and stylish art. With our eye for detail, we'll make sure to showcase your home in the best way possible while trying to minimize any distractions or problem areas. In addition, we can help declutter and reorganize your space so once your home is sold, moving will be much easier. We'll also give a list of potentially low-cost improvements such as painting and in areas that sell homes like the kitchen and bathrooms. On-site Consultation is required for all occupied homes.
Staging Consultations - Choose between two (2) options
FULL CONSULTATION
We will tour your home and come up with a plan-of-action that makes cost-effective changes and recommendations to improve the overall cleanliness and style of your space. We'll help create a successful visual narrative to draw in a maximum amount of buyers into your home and wow them with your new, fresh and appealing space. We'll also provide you with an optional daily checklist to use to clean and refresh the space while your home is on the market.
On-site consultation visit includes written Staging Action Plan. *No charge for on-site visit with contract signing.
DO-IT-YOURSELF CONSULTATION
Consultations are also great for homeowners who want the look of a staged home for a minimal investment. If you are willing to do some work but need an expert to tell you what to do, a Do-It-Yourself Consultation is right for you! We can prepare an optional written room-by-room report which includes detailed recommendations of all the things you can do, using what you already have in the house, to prepare the home for sale.
$100/hour for min. 1 hour consultation - No written plan included. Verbal recommendations only.
$200/hour for min. 1 hour consultation - includes written Staging Action Plan.
Redesign
Are you ready to revamp your space?
Our Redesign service can create unique, custom spaces that have style, personality, and sophistication so your space can be the relaxing sanctuary that you want it to be. We can utilize your current design aesthetic and inventory or redesign with a new style. Our most popular redesigns are creating bathrooms with a spa-like feel, changing out art and accessories, painting walls for a fresh look, and creating luxurious, modern and relaxing bedroom spaces. Whether you are looking to redo your entire home or a few key spaces, need help with just picking out colors or a new style, or designing your vacation rental, we can help.
$200 / hour for 2 hour on-site consultation (*additional accrued time billed at $50/half-hour) - Includes a written scope of work to be performed.
$100 / hour for additional design work - Includes all research, design, shopping, sourcing, ordering, email/phone/in-person consultations.
